THE HOUSE:   The house has three bedrooms, one bath, a living room, a kitchen/dining area, and a mudroom. Very well built, small and efficient. All hardwood floors. The living room and bedrooms have been updated. There is a full basement and a second floor. Two sets of architectural plans have been drawn up for an addition, with salt water and pasture views. Building permit approved.

THE BARN: 30' x 50' with four 18' x 12' walkout stalls and a 12' aisle. The interior is all oak and insulated. Each stall has four doors, with 13 metal mesh stall doors in all,  along with additional thick exterior winter doors. The second floor, 30' x 50', is all hayloft. There are hot and cold non-freeze water hydrants and a sink. Each stall has two insulated water bucket holders and removable feed dish. All floors are clay. The foundation is a 4' foot frost wall. The barn is extremely cool/warm. There is a separate one stall barn for a Mini.

THE PASTURES:  The farm has ten acres of pasture and ten acres of woods. Six acres with oak fencing separates six grass pastures and one small paddock.  All are interconnected by twelve gates. Four additional acres of pasture are not yet fenced but are maintained. Each stall opens into a private pasture. With all pastures/stalls interconnected by 25 gates and doors, there is a myriad of options for horse turnout. One pasture is for a Cushings/Insulin resistant dieter horse. It offers 24/7 turnout, no muzzle, limited grass and 650' of gallop room connected to a walkout stall.

SALT WATER  FRONTAGE ON MEETINGHOUSE  COVE:  There are no buildings in sight on the 300 feet of tidal strait shore, the Medomak River. Tidal straits are calmer and warmer than deep ocean shore. There is a road from the buildings to the shore, accessible by ATVs or small trucks. A picnic table, fire pit, lots of seabirds and shells adorn the shore. Meetinghouse Cove is large, opening to Broad Bay, and then to Muscongus Bay and the Atlantic Ocean.

NEIGHBORHOOD & SURROUNDING TOWNS:  The farm is located on a rural coastal road that winds through tiny harbor towns starting at Pemiquid Point and intersects with Rte 1 in Waldoboro 20 miles north. The farm is less than two miles from Rte 1, where there are grocery stores, gas stations, restaurants, churches, library, theater, garden center, etc. Nine miles away is a top hospital, fancy shops, and gourmet restaurants. Waldoboro's population is about 6000. Half are Mainers, half are "Away" folk. Plenty of clammers, lobstermen, artists, CEO s, retirees, summer only folk, white & blue collar—a wide scope.  Midcoast Maine is becoming a more attractive destination as southern Maine becomes more crowded. Rural midcoast towns like Waldoboro are restricting growth as more people opt to live in less disturbed settings. But the hustley bustley towns like Camden & Damariscotta, with their cute shops and tourist digs, are close by when the spirit moves you. Sea Meadow Farm's immediate neighborhood, referred to as West Waldoboro, is a small group of rural homes of no less than two acres (some with large tracts) with friendly neighbors that come together in friendship and community support. There is an active West Waldoboro Community Club, annual dues $5.
